The Mysterious Murder of Mr. Mentum

Two nights ago at a dinner party, Mr. Mentum was killed by one of his guests. Detective Dens was put on the case and took statements. But the good detective is getting a tooth pulled today so you, a rookie officer, are called in to take on his case. From his notes you glean the following information about people's whereabouts and potential murder weapons:
Names: Fawn, Jake, Kyle, Lance, Sara
Rooms: bedroom, conservatory, dining room, observatory, sitting room
Weapons: candlestick, gun, knife, poison, rope
Either Lance was in the dining room, or the man with the knife was in the sitting room.
Either Jake had the rope, or Lance was in the observatory.
Either Kyle was in the conservatory, or Jake was in the bedroom.
The five suspects are Sara, the person in the bedroom, the person in the dining room, the person with the rope, and the person with the knife.
The woman with the poison was not in the dining room.
The rope was in the sitting room, and the gun was in the bedroom.
After some intense scrutinizing and a couple cups of coffee, you take your solution of each person's location and weapon of choice to the police. Since the body was found in the observatory, they know just who to bring in for extra questioning.

I love logic-grids - I love Braingle logic-grids - and I flunked this one just like all the others.
BUT ... I love the challenge and the opportunity to learn something new.
That's why I try to visit as often as possible and take a stab.

I have been sanctioned (that, for those of you who choose not to "look it up", means "punished") for my transgressions to date on Braingle.
I have had all three of my "Pos Karma" (the greens) points removed and have had one "Neg Karma" - a red -added,
The transgressions were described as "annoyances" and I was asked to stop annoying people.
Fair enough. I'm really an easy-going fella (at heart) and always try to "go along to get along".
So ... help me out, here. Change the little "tag" (far left on your screen) from "report if offensive" to "report if annoying".
That way I'll have a little better idea how to stave off my permanent discharge (no pun intended, here, so you don't have to look it up).
And ... later today or tomorrow I shall give you the first report on how well comments are doing in the absence of BadBunnie's annoying comments.

A nice, simple logic puzzle, with an amusing story. (I found myself wondering if Mr Momentum's first name was Moe?) I liked the variety of the "either-or" clues, and I appreciate that the answer followed the grid layout.

Easy, but fun!
The teaser itself is great; I was just wondering how they didn't immediately rule out the gun, knife, and candlestick - if the weapon is poison, it wouldn't have left a mark.
I got the answer after a lot of re-reads of the text and re-dos in the grid solver. Awesome teaser!
Excellent Teaser! This is the first LG with "either/or" clues that I've been able to solve without looking at the answer or hints.
The key to solving this one was to skip over the either/or clues and then come back to them later.
